OwnerBuildHQ ("we," "our," or "us") is operated by MMC Media LLC. We are committed to protecting your personal information and being transparent about how we use it. This Privacy Policy explains what data we collect, how we use it, and your rights regarding your information when you use OwnerBuildHQ at ownerbuildhq.com (the "Service").

By creating an account or using our Service, you agree to the collection and use of information in accordance with this policy.

2. Information We Collect

Information You Provide Directly

• Account information: Your name and email address when you create an account or sign in.
• Project data: Construction project names, descriptions, tasks, schedules, budget entries, and any notes you create within the app.
• Daily logs: Log entries, photos, and weather notes you record during your build.
• Documents and files: Files you upload to the document storage feature (PDFs, images, permits, contracts, etc.).
• Contractor information: Names, contact details, and notes about contractors and vendors you store in the app.
• Communications: Messages you send to our support team at support@ownerbuildhq.com.

Information Collected Automatically

• Usage data: Pages visited, features used, and actions taken within the app, to help us improve the Service.
• Device information: Browser type, operating system, and IP address for security and analytics purposes.
• Cookies and session tokens: We use cookies and browser storage to keep you logged in and maintain your session. These are set by Supabase, our authentication and database provider. You can disable cookies in your browser settings, but doing so will prevent you from logging in.

3. How We Use Your Information

We use the information we collect to:

• Provide and operate the OwnerBuildHQ Service, including storing and displaying your project data.
• Authenticate your identity and maintain your account security.
• Process your subscription payments (handled by our payment processor).
• Send transactional emails such as password resets, account notifications, and subscription receipts.
• Respond to your support requests and communicate with you about the Service.
• Analyze aggregate, anonymized usage patterns to improve features and performance. We do not sell or share individual usage data.
• Comply with legal obligations and protect the rights and safety of our users.

We do not sell your personal information. We do not share your data with third parties for advertising purposes.

4. Data Processors and Third-Party Services

We use the following third-party services to operate OwnerBuildHQ. Each is bound by its own privacy policy and data processing agreements:

• Supabase (supabase.com): Our primary database and authentication provider. All your project data, account information, and uploaded files are stored in Supabase-managed infrastructure. Supabase stores data on servers located in the United States. See Supabase's Privacy Policy.
• Vercel (vercel.com): Our hosting provider. Vercel serves the application and may log request metadata (IP address, browser, timestamps) for security purposes.
• Payment Processor: Payment transactions are handled by a PCI-compliant payment processor. We do not store your full credit card number or payment card details.

5. Cookies and Tracking

OwnerBuildHQ uses cookies and local storage for authentication and session management, provided by Supabase. We do not use third-party advertising cookies, tracking pixels, or behavioral advertising technologies. Our cookies are strictly necessary to provide the Service (authentication) and are not used to track you across other websites.

6. Data Security

We take reasonable measures to protect your information from unauthorized access, disclosure, alteration, or destruction. All data transmitted between your browser and our servers is encrypted using HTTPS/TLS. Data stored in Supabase is encrypted at rest. We use row-level security policies to ensure that users can only access their own data.

However, no method of transmission over the internet or method of electronic storage is 100% secure. While we strive to use commercially acceptable means to protect your information, we cannot guarantee its absolute security.

7. Data Retention

We retain your account and project data for as long as your account is active. If you delete your account, we will delete your personal data and project data within 30 days. Some records may be retained longer if required by law (for example, financial transaction records). Uploaded files (photos and documents) are deleted from storage upon account deletion.

8. Your Rights

You have the following rights with respect to your personal information:

• Access: You can view all your project data at any time within the app.
• Correction: You can update your account information in Settings.
• Deletion: You can delete your account at any time in Settings → Account. Deleting your account permanently removes all your data.
• Portability: You can export your project data via Settings → Export.
• Opt-out of marketing: You can unsubscribe from any marketing emails using the unsubscribe link. Transactional emails (receipts, password resets) cannot be opted out of while your account is active.

9. Children's Privacy

OwnerBuildHQ is not directed to children under the age of 13. We do not knowingly collect personal information from children under 13. If you believe we have inadvertently collected information from a child, please contact us and we will delete it promptly.

10. Changes to This Policy

We may update this Privacy Policy from time to time. If we make material changes, we will notify you by email or by displaying a notice in the app before the change takes effect. Continued use of the Service after the effective date constitutes your acceptance of the updated policy.
